One of Abu Dhabi’s most expensive house transactions is a AED 400 million mansion.

The luxury real estate market in Abu Dhabi is booming as a villa in Faya Al Saadiyat, Saadiyat Island has just been sold for AED 400 million, making it the most expensive residential deals in the capital, as claimed by Aldar, the master developer of Saadiyat Island.

“The sale reflects the sustained growth of Abu Dhabi’s luxury real estate market and a market that is driven by strong demand from international investors, long term residents and high net worth individuals” as mentioned by a statement.

It comes after a recent sale of Aldar’s Nobu Residence’s penthouse on Saadiyat Island which was sold for AED 137 million.

Also there have been noticeable movement in Dubai real estate market as there have been record numbers of purchases of residences for $10 million or more in the first quarter of 2025.

Aldar generated AED 5 billion in sales on Saadiyat Island in H1-2025. 86% of buyers were foreigners, comprising of 46% residents and 40% non-residents. The top countries for buyers were the US, China, France, Russia and the UK.

The AED 400 million mansion is situated inside the Saadiyat Beach Golf Club and right on the beach of Saadiyat Island. With a total area of 6,561 square metres, it boasts the “largest allocation of space on the island.”
